June 30, 2009 is the date that still sets roof ages across this city. A hailstorm several miles wide crossed the northern neighborhoods, and the storm record for it does not say North Little Rock anywhere in its location field. It is filed from Oak Grove to Galloway, and the narrative underneath names Indian Hills and Windsor Valley by name.

That record is worth reading before you accept anyone's account of what your roof has been through. It describes hail growing as it went east, roofs ruined, and city officials expecting thousands of replacements. If your house dates from before 2009 and has never been opened up, it carries whatever that day left behind under the current covering.

The stock here spans a longer range than almost anywhere else we work. Half of it went up before 1975, and the single largest block, nearly one house in five, is 1960s. About one in ten predates 1950. The Argenta Historic District sits at the old end of that range and the ranches around Burns Park in the middle of it.

Age changes what we look for first. On 1960s and 1970s construction the failure is rarely the shingle. It is the deck: square-edge planks that have shrunk apart, or the first layer of plywood with delamination starting at a leak nobody found. We open a section, sound it, and price sheet replacement at a rate agreed before the tear-off starts.

Ventilation is the second thing. Older houses here were built with continuous soffit that has since been covered in vinyl or painted shut, then given a ridge vent by a later roofer who never checked the intake. That combination pulls conditioned air out of the house. We put the net free area arithmetic on the proposal in both directions, exhaust and intake.

North Little Rock names roofs outright. Its 2026 residential permit reference lists roofs among the work requiring a permit, sets a thirty dollar minimum fee, and triples the fee where work started without one. Contractors need a current bond with the city and a city business license on top of the state registration. Across the river, Little Rock's code expressly excludes residential roofs from its permit requirement.

The 2023 tornado that crossed the river tore through Burns Park and the neighborhoods north of it, and a great deal of what it did was tree strike rather than wind uplift. Limb impact fractures decking under shingles that still look flat from the driveway. That is an attic finding, and it is the last thing we check before writing anything down.
